Nope! Using a real estate agent to find a rental property typically comes at no additional cost to you. For instance, the landlord compensates the agent when a successful match is made.

Once our application has been accepted, it takes roughly two weeks before paperwork is complete and keys can be exchanged.

Typically you’ll need 3 things to prepare to move with the assistance of a realtor. Those 3 items include: Proof of Funds, Proof of Income, Full Credit Reports. Additional items or documents you may want to include are: proof of on-time rental payments and tax returns (if self-employed). 

Landlords are very hyper-focused on credit scores, many requiring a minimum credit score to apply. This is why it’s important to know your scores before scheduling appointments to view properties. This will help us to ensure we only look at properties that are a good fit.

Unfortunately without certain documents, landlords are unwilling to review you application. A realtor is not the best resource to help you find a rental if you are unable to provide them.

If you don’t have a credit score or have a limited credit history, it’s still possible to secure a rental property with the assistance of a realtor. In such cases, landlords may require alternative documentation to assess your financial responsibility, such as proof of income, bank statements, or references from previous landlords. Your realtor can guide you through this process and help you gather the necessary documentation to demonstrate your ability to fulfill the terms of the lease agreement, even without a traditional credit score.

Yes, it is possible to find a rental without a social security number. While some landlords or property management companies may require a social security number for background checks or credit verification, there are alternative methods available for individuals without a social security number(such as ITIN#). Your realtor can assist you in navigating this process and exploring rental options that accommodate individuals without a social security number, ensuring that you have access to suitable rental properties.
